EARNEST MONEY

Note: We DO NOT accept cash.  
Earnest Money ≥ $10,000:  As required by the Utah Division of Real Estate, all Earnest Money of $10,000 or more must be paid via wire transfer.  Wiring instructions can be found in dotloop.

CHILDREN AT COMPANY EVENTS

To ensure everyone’s safety and to maintain a focused learning environment, we kindly ask that children not be brought to training events or meetings. You’re absolutely welcome to bring your children to the office while visiting or working, just not during scheduled training sessions.

Unlocking the Door

OPEN HOUSE SIGNS

  • Open house signs are available to borrow on a first-come, first-serve basis.

  • To reserve your open house signs, please call or email Agent Services during regular office hours (9 AM - 4 PM, Mon-Fri).

  • Limit of 2 large signs and 4 small signs per agent to ensure enough signs for all.

  • You are responsible for any damage, loss, or theft while the signs are in your possession.

  • Signs must be returned to the office by 4 PM on the Tuesday following your open house.

  • You may not keep open house signs from week to week.

 

Note: Open house signs are provided as a courtesy. If you plan to hold open houses frequently, consider ordering your own.

PERSONAL TRANSACTIONS

As a brokerage, we highly encourage the acquisition of property for your primary residence and/or for rental income.  As such, we have negotiated a deal with BHGRE where you can purchase or sell 2 properties each calendar year and only pay $475 (this will be charged outside of the transaction and should NOT be collected by title).

 
To qualify:

 

  1. You must have at least 50% ownership in the property.

  2. You must be listed on title.

  3. You must not receive any commissions for the transaction (no monies should be paid to the brokerage).

Writing

V.I.P. GRADUATION REQUIREMENTS

  • Attend all training sessions. These consist of 13 training modules plus V.I.P. Launch and New Agent Orientation.

  • Complete and pass off all required homework and Case Studies (note: Mentor Mondays are the time set up to pass off these requirements).

  • Close a minimum of 6 real estate transactions (rental/lease agreements & referrals are excluded)

  • If you join a team prior to graduation, you will remain on the V.I.P. commission plan until all requirements are met.

  • If you split a transaction with another agent in the brokerage, you will be given credit in proportion to the split. For example, if you split a transaction 50/50 with another agent in the brokerage, you will receive 0.5 credit toward your 6 required closings.)

COMPLIANCE REQUIREMENTS

All required transaction documents must be uploaded to dotloop and approved by the compliance team prior to closing.  

 

Commissions will be paid out only once all required documents have been approved.  Please see attached Compliance Policies and Processes Info sheet for details.

DISCOUNTED COMMISSIONS

While agents affiliated with BHGRE Momentum are able to negotiate their commissions, we encourage you to always negotiate a commission commensurate to your value as an agent.  If you decide to discount your commissions, the brokerage and BHGRE require that certain minimums be met:

 

  • BHGRE must receive the Resource Fee of 6% based on a 2.5% commission.  

 

BHGRE Momentum must receive:
 

  • A minimum brokerage split of 0.5% of the purchase price

  • $250 Transaction Fee

  • $35 E&O Fee

 

Here is an example based on a $100,000 purchase price

Printing Machine

PRINTING SERVICES

Due to rising costs, we are updating the pricing for printing and copying services across all our offices. Starting November 1, 2024, the following rates will apply:

 

  • Black & White Prints/Copies: $0.07 per page

  • Color Prints/Copies: $0.35 per page

 

These charges will be consistent across all office locations to ensure streamlined billing and support.
